A preliminary application has been filed for a 400-unit housing project that would span Redwood City and Belmont, including 64 for-sale townhomes at 501 Island Parkway in Redwood City, according to Redwood City’s project summary.

The Redwood City portion of the proposal is on a 3.08-acre parcel east of Island Parkway and south of Clipper Drive, near Belmont Slough, O’Neill Slough and the Bay Trail, according to the project plans. Plans show 13 townhome buildings on the Redwood City parcel, with four-, five- and six-unit buildings. The tallest Redwood City townhome elevations are shown at about 38 feet, 5 inches.

The broader Island Parkway proposal includes several residential parcels across both cities, according to the project plans. A multifamily affordable building in Belmont is shown at about 82 feet to the parapet.

The filing is preliminary, meaning the project has not been approved and could change as it moves through the review process. No public meetings are scheduled at this time, and Redwood City is reviewing the project to determine what kind of environmental review is required under the California Environmental Quality Act, according to the city’s project summary.

According to Redwood City’s project summary, the preliminary proposal indicates the applicant intends to use SB 6, AB 130 and the State Density Bonus Law.

Under the SB 330 process, an applicant has 180 days after submitting a preliminary application to file a full application, or the preliminary application expires, according to the state’s preliminary application template.

The project plans identify Island Parkway Owner LLC as the owner and BayWest Development as the applicant.
