Atherton has not only reclaimed its title as the nation’s most expensive ZIP code, but has also become the first in the country to reach a $10 million median home sale price, according to PropertyShark’s annual ranking of the top 100 priciest ZIP codes in the U.S.
The town’s 94027 ZIP code saw its median sale price climb 29%, from $8.3 million in 2025 to $10.73 million in 2026 — an increase of nearly $2.4 million. Atherton has now held the top spot as the priciest ZIP code nine times in 11 years.
Its median home sale price was $3.4 million higher than that of second-ranked Sagaponack, New York, at $7.35 million. Florida’s Fisher Island, which topped last year’s list at $9.5 million, fell to No. 3 this year, with a median sale price of $7.22 million, down 24%.
The Midpeninsula accounted for two of California’s six ZIP codes that ranked in the top 10. Besides Atherton, Los Altos-Los Altos Hills’ 94022 ZIP code, which covers downtown and the majority of Los Altos Hills, came in at No. 10, with a median sale price of $4.875 million. The other four California ZIP codes in the top 10 are in Southern California.
The Midpeninsula also saw two other ZIP codes make the list’s top 20. Los Altos’ 94024 ZIP code, which covers the eastern and southern portions of the city, ranked No. 12, with a record median sale price of $4.71 million, while Palo Alto’s 94301 ZIP code, which covers downtown, Crescent Park, Professorville and other neighborhoods in the central and northern portion of the city, came in at No. 18, with a median sale price of $4.29 million.

Despite the high prices, the Bay Area’s overall presence in the national ranking has declined. The region had 31 ZIP codes in the top 100 this year, tying with the New York metropolitan area for the first time. That was well below its peak of 55 ZIP codes in 2019. In the annual ranking, the Bay Area is defined as Alameda, Contra Costa, Marin, Napa, Santa Clara, San Francisco, San Mateo, Sonoma and Solano counties.
California remained the dominant state, with 57% of the ranking’s entries, but that was its smallest share in more than a decade and well below its 73% peak in 2019, PropertyShark reported. The decline, according to PropertyShark, was driven by the Bay Area, which has gradually lost places in the ranking since the pandemic.
Fewer ZIP codes making the list does not necessarily mean local home prices are falling. San Mateo County had seven ZIP codes in the top 100, down from a peak of 11, while Santa Clara County had 13, down from a pre-pandemic peak of 17. Yet five of San Mateo County’s seven ZIP codes and eight of Santa Clara County’s 13 reached record median prices this year.
In Los Altos, for example, the 94022 ZIP code’s $4.875 million median was below its 2025 level, while 94024 reached a record $4.71 million.
PropertyShark’s 11th annual ranking is based on closed residential sales from Jan. 1 through Sept. 30, rather than asking prices. It includes sales of condominiums, co-ops, single-family homes and two-family homes, and requires at least five sales in a ZIP code. More than two-thirds of the ZIP codes in the national ranking saw prices rise from the previous year.
